Financing Your Home
Financing Your Home
With the collapse of sub-prime lending, it is very important to utilize a local professional that can finance your home. I recommend that you submit your documents and financial numbers as soon as possible, so your home search expectations are realistic and obtainable.
Financing guidelines are changing by the week, and it is important to use a local experienced professional that can qualify you, as well as offer recommendations. Some guidelines may change for specific locations, which is why I work with local mortgage professionals that not only have great rates, but deliver excellent customer service.
Some lenders may give you an unrealistic rate, or closing costs to get you into the door, then switch your rate, program, or closing costs. This practice is called "Bait and Switch". My lenders deliver on what they promise. When the buyer and seller complete all the necessary documents, my mortgage team has never missed a closing date or deadline.
We recommend getting pre-qualified 3-6 months before you are ready to purchase. A preliminary credit report will be reviewed, and identify any negative items on your credit that need to be removed. Sometimes removing these negative items may take a couple months before the change is reported to the credit bureaus, so don't procrastinate, be prepared, get qualified.
Give me a call today, and I can recommend one of my experienced lenders that will be able to tailor a program for your needs.
